An Entry Condition Report (ECR) is a written report that defines the condition of a property at the commencement of a tenancy. We collate the entire condition of each property including an extensive number of digital photographs as additional evidence.

Louell Property Group provides every tenant with a signed copy of the Condition Report prior to tenancy commencement. A tenant must make their own comments in relation to the condition of the premises and return a signed copy to our office within 7 days of moving in if there are any discrepancies.

The initial written report and photographs are used as a comparison to the condition of the property when a tenant vacates. This comparison will determine if a tenant’s bond will be refunded in full or if a claim against the bond is to be made. Failure to return a signed report may restrict a tenant’s right to object to any claims made against the tenant’s bond at the end of the tenancy.
