If a tenant has an animal or intends to add an animal to their family, the tenant must seek the owner’s permission before buying or moving in with their pet. Louell Property Group has an extensive Pet Addendum the tenants must sign to ensure they take responsibility for any damage caused by the animal and that damage is rectified at the tenant’s cost.
If a tenant fails to act in good faith and rectify any damage a pet has caused a claim for repairs will be actioned. If the damage remains unattended, action can be taken against the tenant to have the animal permanently removed from the premises and a claim can be made against the tenant’s bond on vacate.
